How to Rent, and other "Frequently Asked Questions"

 

1: How do I rent an SP3 Rental property? 

a) Paying

Right click the rental box located outside the house you wish to rent, and pay the rental box for one or more weeks.  Please note that rental boxes only accept WHOLE MULTIPLES of a week's rent (e.g. If weekly rent is L$355, you can pay L$355, L$710, L$1065 etc).  If you attempt to pay an amount that is not a whole multiple of a week's rent, the payment will be immediately returned to you.

Your tenancy will begin when payment is accepted by the rental box.  When this happens the rental box will change into a small blue cube, and will confirm your name as the tenant, as well as the number of (whole) days rent you have left, and the number of prims used, in floating text above blue cube.

This process usually takes just a few seconds, but if the Second Life grid is "lagged" then the rental box may take a minute or two to accept your payment and change its appearance.  If you have paid, but the rental box has neither changed appearance nor confirmed you as the tenant after more than 5 minutes, please contact SP3 Rental for assistance.   

Once your payment has been accepted SP3 Rental will configure the house for you, or remove it if you prefer.  The "For Rent" signs will also be removed.  

You will be sent an invitation to the resident's group (called "SP3 Rental") if you have not already joined it (it is open-access, so you can join yourself).  You should have this group active whenever you rez objects in the house and/or on the land, otherwise the objecs will be auto returned.  Anyone sharing your land with you also needs to join, and SP3 Rental can send them invitations if required.

b) Agreeing to Terms and Conditions

You will be sent the terms and conditions of rental in the form of a Second Life notecard.  Please check through the terms and conditions of rental when you receive them.

If you agree to the terms, you do not need to do anything.  

However, if, after reading the terms and conditions you decide that you do NOT wish to agree to them, please contact SP3 Rental immediately.  If your message is sent within 24 hours of the terms and conditions notecard being sent to you, a full refund will be made.  If there are any aspects of the terms and conditions that you do not understand, please contact SP3 Rental for assistance.

2: Can I have a different type of house, or use the land without a house?

You can use the land without a house if you wish.  Contact SP3 Rental requesting that house is removed and it will be taken away for you.  SP3 Rental does offer a couple of alternative houses but they do not offer prefab houses for sale.  If you wish to purchase your own prefab house or sky box, please use one of the many suppliers in Second Life who specialise in these items.

3: Can I rent your land and use it for commercial use rather than residential?

Yes, the commercial rental rate of L$500 per week per 1024 sq.metres for regular properties, or L$700 poer week per "High Prim" parcel.

4: What are the definitions of "residential use" and "commercial use"?

"Residential use" means that the land will be used purely as your Second Life home, used solely for domestic or leisure purposes. 

If you intend to use the land for the purposes of selling anything (e.g. setting up a shop, or setting up a company building to market or promote your products, or as a place to hold your company meetings), providing a public place for entertainment (e.g. setting up a bar, club, or other meeting place), running a competition (e.g. beauty contests), or advertising and marketing (utilising the land for advertisement boards), then these are among the applications that would be classified as "commercial use".

5: Can I have other people living with me/sharing the house?

Yes, there are no limits on the number of people who can share with you.  Please ask them to join the "SP3 Rental" group and have it active when they rez items in the house, or if they are building anything in the house or on the land.

6: Can someone else pay my rent on my behalf?

Yes they can, but only if your rental is currently NOT overdue.  If rent is overdue the rental box will only accept payment by the official tenant.   

If your rent is currently overdue, and you are unable to pay the rental box yourself, please contact SP3 Rental who will arrange an alternative payment method for you.

7: Can I have the land set to my own group?

All land that is rented from SP3 Rental must remain set to the SP3 Rental group.  This is important for the way that the business is operated, and is not negotiable.

8: I found someone using the house without my permission.  What can I do?

In Second Life it is actually very difficult (some would say impossible) to completely secure a building or land against "intruders".  It is a consequence of the way the software works and the way the grid is set up.  Even if you lock the doors it is still possible for someone to use the in-built camera function of the Second Life client software to "cam in", right click and sit on a pose-ball that may be in your house, and thereby immediately get inside.  Inconvenient as it is, nobody can change that except Linden Lab, and it is such an ingrained part of the functionality of Second Life, that it probably will not be changed.

There are, however, various ways of deterring intruders from using your land or house.  For example:

  • Add the intruder's name to the "Block" list for your house.
  • Add the intruder's name to the "Ban" list for your land parcel.
  • Use a security orb to eject anyone who is not on your access list.

Security orbs are available from a number of suppliers in Second Life, typically for L$200 - L$500.  If you are using one, you will need to ensure that Stan deeds it for you, and ensure that he is on the "access" list.

9: If I am late paying the rent will I get evicted?

Unfortunately, yes.  Unless you have made a prior agreement with SP3 Rental to pay late.  

It is the tenant's responsibility to check how many days they have remaining before rental is due - you can find this out by looking at the floating text above your rental box. 

The rental box will send you a reminder when there is 1 day remaining before your rent is due.  Once the rent is due you will have a period of  5 days in which to make payment (which needs to be sufficient to cover any overdue amount PLUS the next week's rent).  Once your rent is overdue by 6 days your tenancy will end automatically.  Once this happens all objects on the land will be returned to their respective owners, and the land will be advertised to new tenants.

In the past, a lot of time and effort was spent on contacting tenants who were overdue, and asking them "do you realise you are overdue? do you still want this land?" etc.  But unfortunately, these days a growing SP3 Rental business coupled with "real life work" demands means that we simply do not have the time to do this.  Sorry!

10: If I am evicted, can I get the property back later when I have the money?

SP3 Rental will not stop a previously evicted tenant from taking out a new tenancy, but we cannot guarantee to have land available, or to have the same parcel of land available.

11: I am using a TV or music system and it needs to be "deeded" to the group.  How can I do that?

Deeding is done by SP3 Rental (Stan Pomeray).  Please ensure that you have the item/s that you wish to be deeded set to the "SP3 Rental" group, and that you have checked the "share with group" box, otherwise it will not be possible to deed the item.  Contact Stan Pomeray by IM telling him exactly which items you want him to deed, and where they are located, and he will deed them as soon as possible. 

If you later wish to have the item "undeeded" please contact Stan Pomeray again, telling him exactly what the item/s is called, and where they are located.  He will undeed them and return them to you.  When you next log back into Second Life you will see them items being offered to you.

12: I rezzed some furniture into my SP3 house and it was autoreturned, why is that?

If you do not have "SP3 Rental" as your active group when rezzing an object, it will be auto-returned after 5 minutes.  This is to prevent any clutter from messing up the parcel (e.g. from griefers).  You can turn this feature off, but we do not recommend that you do.

13: I auto-returned the rental box!  What do I do?

Please avoid doing "auto returns" of objects on your land as it is easy to auto-return the rental box by mistake.  Auto returning the rental box causes delays and extra work, as it severs the link between the rental box and SP3 Rental's server system.  If it does happen, contact SP3 Rental immediately and we will resolve the problem.  To avoid it, please ask SP3 Rental to remove any objects from your land that you are unable to remove yourself.  Please do not do "auto return".

14: Can I rent additional prim allowance?

At present, SP3 does not offer this facility.  However, the "high prim" properties offer a much higher prim allowance from the start - these may suit your requirements.

15: I paid 4 weeks rent but I want to move out after 2 weeks.  Can I have a refund?

No, if you're unsure how long you might be staying, pay 1 week at a time.

16: Under what circumstances would you give me a refund?

The following would qualify for a refund:

1) Notifying SP3 within 24 hours of receipt of terms and conditions of rental that you do not wish to proceed.

2) A delay of at least 24 hours between rental payment and receipt of terms and conditions/house instructions etc will result in a refund of one or more days rent, paid as "free day" credits to your rental box.

3) Problems with an SP3 Rental supplied house that were NOT caused by you and were NOT caused by grid related problems such as lag, inventory server problems, or other issues that are beyond the control of SP3 Rental.  In this case, either a refund OR a number of "free days" (your choice) would be given equal to the amount of time that you have been unable to use, or have had problems with using, the house.

We do not give refunds in other situations that include, but are not restricted to, the following: 

1) Paying more than 1 week's rent in advance and then deciding that you do not wish to stay.

2) Wishing to leave because you do not like the environment.

3) Wishing to leave because other people have built or rezzed things on neighbouring land which you believe spoils the view, the outlook, or the general environment.

4) Having problems using the house control scripts, or the SL software because you are new to SL, or inexperienced.

5) Being unable to use your land, the house, or Second Life in general because the Second Life grid is unavailable due to Linden Lab taking it offline for any reason.

6) Having problems using the land, the house, or Second Life in general because of a Linden Lab software or server problem, or because of "lag".

7) Your Second Life experience being spoiled by griefers.

8) Real life problems that you may experience with hardware (e.g. your internet connection going down, problems with computer, modem, router, phone lines, power supply), human issues (e.g. family emergencies meaning you cannot get to use Second Life) or natural problems (thunderstorms taking your connection out).

9) Changes in your "real life" circumstances that impact on your ability to pay (e.g. unemployment, debt, illness).

17: What do I do if I want to move out?

Nothing.  If you have the time or inclination to send a message to SP3 Rental stating that you're leaving, please do so.  Otherwise your tenancy will be cancelled as normal once it goes 6 days overdue.

18: What "services" does SP3 Rental provide, apart from simply renting the land/house to me?

We provide the following:

  1. Rental of the land/house.
  2. Configuration of an SP3 Rental supplied house to enable you to use it.
  3. Solving of problems with an SP3 Rental supplied house.
  4. Deeding of any items you require deeding, such as radios and TVs.
  5. Sending of invitations for group membership to people sharing your land, if required.
  6. Maintenance and configuration of the rental box.

Please note that, however much we might want to,  SP3 Rental does NOT provide any of the following:

  1. Mentoring or tuition.
  2. Tutoring of instruction on any aspects of Second Life including the software.
  3. Assistance in the use of prefab homes or other items that you have purchased, with the exception of deeding.
  4. Supply, rental or sale of landscaping, furniture, "gadgets" or security devices, or prefab homes (with the exception of those already on offer by SP3).
  5. Modification of houses or other items, or the control scripts thereof, for specific purposes.
  6. Liasing with Linden Lab on the customer's behalf.

19: I don't speak English.  How can I communicate with SP3 Rental?

Unfortunately, Stan Pomeray doesn't speak any other languages with the exception of a few words, but using such things as "Google Translator" it is often possible to get by.  Unfortunately, Terms and Conditions notecards and instructions notecards for the house security system are usually available in English only.

20: Will my rent increase after I start a tenancy?

SP3 Rental makes no guarantee that rental will not increase after your tenancy has commensed.  If rental does need to increase you will be given 4 week's notice in writing.  However, in the five years that SP3 Rental has been operating, they have successfully maintained legacy rates (i.e. any rental increases only applied to brand new tenancies), and there are currently no indications that this will need to change..

21: Can I sublet an SP3 property to another tenant?

No, SP3 Rental does not permit sub-letting.

22: What are the rules on mature or adult content on SP3 land parcels?

Linden Lab has set rules which state that adult themes (i.e. those featuring explicit sexual content, violence or drugs related subject matter) may only be practised on land that is specifically adult rated.  If you wish to practise such themes, you will need to ensure that you rent land that is adult content rated.  Please note that these rules are set by Linden Lab, not by SP3 Rental.

23: SP3 Rental's Limits of Liability

SP3 Rental does not own any servers connected to the Second Life grid.  SP3 Rental has no connection with Linden Lab nor with any of Linden Lab's servers.  SP3 Rental has no control over the operational performance or functionality of the Second Life grid.  SP3 Rental does not have any control over the behaviour of any individuals or groups that use the Second Life grid, and therefore cannot be held liable for any damage or losses incurred of any type (including loss of in-world objects or inventory, or loss of monies in L$ or any other currency, real or virtual) whilst using SP3 owned land and.or houses, or using any other part of the Second Life grid.  If you do experience any problems of this kind, please contact Linden Lab directly via the website www.secondlife.com.
